What goes on a building quote
The usual line items. The AI picks the ones your job needs, and you can add or remove any.
- Labour (days, by crew size)
- Timber and decking
- Fixings and hardware
- Site preparation
- Skip / rubbish removal
- Consent or council fees (if you handle them)
Tips for building quotes that win the job
- Break the job into stages (site prep, framing, decking, finishing). It reads as professional and makes progress payments easy to agree.
- List assumptions about ground conditions. Rock, roots or services found while digging should be a variation.
- Say how long the price holds. Timber prices move, and 30 days is common.
Rules to mention in New Zealand
For residential building work of $30,000 or more (incl. GST), NZ law requires a written contract, and you must give the client a disclosure statement and checklist before they sign. A quote does not replace those.
General information, not legal advice. Check the current rules with your regulator or council.
Example job description
Build a 4m x 3m kwila deck, 600mm off the ground, off the back door, Tauranga. Pine piles and framing, no balustrade needed. About 4 days with 2 builders.
The more you say (size, location, who supplies what, how long it takes), the better the draft. Anything you leave out goes into the assumptions, so the customer can see it.
Questions
- Is a quote a fixed price?
- A quote is generally a fixed price for the work it describes, while an estimate is your best guess. If the job changes, agree the change in writing. This is why Sorted Quote lists assumptions and exclusions on every quote.
- Do I have to charge GST?
- You must register for GST once your turnover will be more than $60,000 in 12 months. If you are registered, show the total including GST on quotes to homeowners. Untick "GST registered" if you aren't.
- Does the AI set my prices?
- No. It drafts the scope, line items, assumptions and exclusions. You type in your own rates, and the GST and totals are worked out exactly in your browser.
- Is it free?
- Yes. No sign-up, no card. Your business details are saved on your device, not on our servers.
